Create a notebook or folder for the new owners that includes household documents and photos. I know most people aren’t as organized as I am and this could be an overwhelming task, but it’s worth the effort.
I’m currently living in my fourth home. I made a notebook for my previous homes I sold, and each time I was told that potential buyers were very impressed.
Having the notebook out at showings suggests to all potential buyers that you are very organized and that your home has been well maintained.
What do you include in the notebook or folder?
A list of all the paint colors used throughout the home.
Appliance brochures, receipts and extended warranty contracts.
Warranty and maintenance info for heating system, plumbing system, flooring, roofing, etc.
A list of service providers (landscaping, pest control, plumbing/heating, oil company, security company, etc.)
Photos of the home showing landscaping during every season.
This not only provides valuable information for the new owners, it also helps YOU to sell the house.
